Permission was granted for alterations and an extension to a garage at Primrose Lodge, Slieau Lewaigue, Lewaigue, Ramsey. The proposal amended a previously approved scheme (reference 05/00382/B) by extending the garage to the full width of the dwelling and increasing the roof height to achieve a matching roof pitch. The site is the curtilage of a detached dwelling adjacent to the Coast Road in Maughold. Because of the road alignment and the orientation of the property, the main public view of the extension is from the side rather than the front. The case officer assessed the visual impact and effect on amenity as acceptable, noting that the difference between this proposal and the earlier approval was relatively modest. The application was approved with three conditions.

The changes from the previously approved garage design were judged to be relatively modest, with the primary public view being from the side due to the road alignment.
Condition 1
The development hereby permitted shall commence before the expiration of four years from the date of this notice.

This approval relates to drawing no.s 0501/PL01 rev. A and 0501/PL02 rev. A date stamped the 2nd June 2006.
Condition 3
The external finishes of the extension must match those of the existing building in all respects.
