The application covers Fields 330511 and 330512 on the western side of Foxdale Road, bounded by hedging and with a river running along the western boundary of Field 330511. The Manx Wildlife Trust proposed to use the land for horticultural purposes — which counts as agriculture and does not itself require planning permission — but the physical structures do. The shed would be a 3m by 5m timber building on a compacted stone base, positioned alongside an existing stone barn. Two greenhouses, each 2.6m by 6.3m, would be sited centrally within Field 330512, with Field 330511 left free of buildings. A 40m-long, 3m-wide stone track would connect the road entrance to the barn area. The site is well screened from the road and from neighbouring properties to the north by mature trees and hedging.
The proposal was approved because the combined impact of the shed, greenhouses, and track was considered relatively low, with the site well screened by existing trees and hedging. The structures were modest in scale and positioned to minimise visibility.

site must include provision for a footpath link to join the site to the north allowing pedestrian access from the Main Road to the Colby Glen Road, via Site 13 and the site being developed under 11/0684/B. Advice must be sought from the Highway's Division (DoI) prior to any application being made. 5. Development plans must include ground level information and cross sectional drawings to show the relationship of any new dwellings with existing dwellings in Ballacriy Park which appear to be at a lower level than the Ballacubbon land.
