This application sought permission for amendments to a garage with ancillary accommodation over, which had previously been approved under reference 05/01797/B at 115 King Edward Road, Onchan. The amendments were made specifically to take account of conditions that had been imposed on that earlier approval. The application was decided by the Director of Planning and Building Control under delegated authority and was permitted on 7 August 2006. Five conditions were attached to the approval. The site forms part of the curtilage of a detached dwelling on King Edward Road in Onchan.
The application was permitted by the Director of Planning and Building Control under delegated authority. It sought amendments to a previously approved garage with ancillary accommodation, adjusting the scheme to account for conditions imposed on the earlier approval.
Extensions and alterations to existing residential property will generally not be opposed where such proposals are appropriate in terms of scale, massing, design, appearance and impact on adjacent property.
The application site is within an area recognised as being within predominantly residential use under the Onchan Local Plan.
Condition 1
The development hereby permitted shall commence before the expiration of four years from the date of this notice.
Condition 2
This approval relates to the location plan and drawing no. AT756.2 date stamped the 30th June 2006.
Condition 3
The glass annotated as being obscured, as shown on drawing no. At756.2 date stamped the 30th June 2006, must be glazed and maintained thereafter using obscured glass with a level of obscuration no less than level 5 as detailed on the Pilkington’s textured glass range or equivalent.
Condition 4
The accommodation hereby permitted above the garage may be used only in association with the main house, no. 115 King Edward Road, and for purposes ancillary or incidental to its use as a single dwellinghouse.
Condition 5
Notwithstanding the provisions of the Town and Country Planning (Permitted Development) Order 2005 (or any Order revoking or re-enacting that Order) no windows shall be constructed on the roof slopes of the building hereby approved.
