Advertising Signage At Entrance To, Snugborough Trading Estate, Union Mills, Isle Of Man, IM4 4lh
The application sought permission to erect signage at the entrance to Snugborough Trading Estate on Peel Road, Union Mills. The estate already had two signs at the entrance identifying the trading estate, a main directional sign inside, and a number of individual company signs of varying sizes. The application was refused on two grounds. Officers considered that adding more advertising signage at this busy junction would distract highway users and reduce road safety. They also found that the proposed signage would have a detrimental visual impact when viewed from the adjacent road, and that approving it would set a precedent for further similar applications from other traders within the estate, risking a cluttered and visually harmful entrance. The decision was made by the Director of Planning and Building Control under delegated authority.
The application was refused because additional signage at this busy junction was considered a distraction to drivers and a road safety risk. The proposed signs were also judged to have a detrimental visual impact from the adjacent highway and would likely encourage further applications from other traders, leading to a cluttered and harmful street scene at the estate entrance.

site must include provision for a footpath link to join the site to the north allowing pedestrian access from the Main Road to the Colby Glen Road, via Site 13 and the site being developed under 11/0684/B. Advice must be sought from the Highway's Division (DoI) prior to any application being made. 5. Development plans must include ground level information and cross sectional drawings to show the relationship of any new dwellings with existing dwellings in Ballacriy Park which appear to be at a lower level than the Ballacubbon land.
