This application sought approval in principle to demolish the existing dwelling at 41 Groudle Road, Onchan, and replace it with two detached dwellings. The key planning question was whether the site was large enough to accommodate two homes in a way that would be in keeping with the character of the surrounding area. Condition 1
This approval is in principle only and will remain valid for a period of two years within which time no development may take place until such time as details of the reserved matters (siting, design, external appearance, internal layout, means of access, landscaping) have been approved by the Planning Authority. Such reserved matters should form the subject of a single application.
Condition 2
This approval relates to the erection of two detached dwellings on the land defined by the red line as shown on drawing no. 0329/PL02 date stamped the 18th January 2006.
Condition 3
Each dwelling must be single storey in height. Accommodation within the roofspace is acceptable.
Condition 4
Each dwelling must have its own means of access onto Groudle Road.
Condition 5
The curtilage of each dwelling must include facility to allow a vehicle to turn within the site so that it can exit in a forward gear.
Condition 6
The position of the two dwellings must take account of the natural building line that occurs between the two properties to the east and west of the application site.
