1) The existing dwelling on the site is unsightly having been badly extended over a number of years. The demolition of the existing house will greatly improve the area.
2) The individual plots being created are more than large enough to accommodate a reasonable sized family dwelling.
3) There is also a requirement to submit a detailed submission for the plots and any particular concern of detail will be resolved at this stage.
4) We do not consider this to be an over intensive use of the site, any covenant on the existing site is a legal matter and is not a planning matter.
We therefore request that the appeal be dismissed and the approval be reaffirmed.
