In pursuance of his powers under the above Act and Order, the MINISTER for Local Government and the Environment, following report by the appointed person, does hereby APPROVE the application by M P Associates for the demolition of an existing dwelling and the erection of two detached dwellings at 41 Groudle Road, Onchan subject to compliance with the conditions stated on the attached schedule and numbered 1-8.

- This approval is in principle only and will remain valid for a period of two years.
- This approval relates to the erection of two detached dwellings on the land defined by the red line as shown on drawing no. 0329/PL02 date-stamped received on 18th January 2006.
- No development may take place until such time as details of the reserved matters (siting, design, external appearance, internal layout, means of access and Landscaping) have been approved by the Planning Authority. Such details shall form the subject of a single application for reserved matters approval and shall include the express requirements stated in conditions 4-7 below.
- The position of the two dwellings must take account of the natural building line that occurs between the two properties to the east and west of the applications site.
- Each dwelling must have its own means of access onto Groudle Road.
- The access arrangements of each dwelling must include the facility to allow a vehicle to turn within the site so that it can exit in forward gear.
- The details submitted for reserved matters approval shall indicate the removal of the existing obstruction of the right hand sightline emerging from the site and the setting back of the site frontage as defined to line through with the site frontage to no. 39 Groudle Road. The sightline thereby created shall be formed prior to any other part of the development being commenced and shall be permanently retained thereafter.
- The landscaping details required to be submitted for approval as reserved matters shall include in addition to the new planting a survey of the existing trees and vegetation on the site and shall indicate, the trees, shrubs and vegetation that it is proposed to retain and any trees and shrubs that it is proposed to lop, top or remove. The planting details as finally approved shall be carried out during the first planting season after the commencement of the development.
