The application concerned Bridge House, an older detached cottage set just back from the main road in Lower Foxdale. The proposal was to replace nine of the ten existing windows and both the front and rear doors with uPVC units. The existing windows are casement style in wood, varying in shape and size, with lead insets on the front elevation; the front door is a painted wooden panel door and the rear door is a half-glazed painted wooden panel door. The officer recommended approving the windows but refusing the front door, on the basis that the uPVC windows matched the existing method of opening and glazing pattern and the property is neither listed nor in a Conservation Area. The white uPVC front door was considered out of character, being highly visible from the main road, with a painted wooden or coloured woodgrain uPVC door seen as more appropriate. The Planning Committee determined the application and granted permission for the uPVC windows and rear door, subject to two conditions.
The uPVC windows were judged acceptable because they replicate the existing casement style and glazing pattern, and the property is not listed or within a Conservation Area. The Planning Committee granted permission for the windows and rear door on this basis. The officer had recommended refusing the front door due to its prominence from the main road, and the approved description reflects that the front door was not included in the permission.
Condition 1
The development hereby permitted shall commence before the expiration of four years from the date of this notice.
Condition 2
This approval relates to location plan and drawings and photographs date stamped received on 24th May 2005 with the exclusion of approval for the front door.
