Officer's Report
This application relates to an older detached cottage set just back from the main road in Lower Foxdale.
The proposal is to replace nine of the ten windows in the house and the front and back doors. One window which is upvc will remain as it is.
The existing windows to the front, rear and side of the house vary in their design. They are all casement style windows and made of wood but vary in shape and size and the windows on the front
elevation have lead insets whilst the other windows do not. The front door is a wooden painted panel door and the back door is a half glazed wooden painted panel door.
The windows are similar to the existing method of opening and glazing pattern and are considered to be acceptable given that the house is neither registered nor in a Conservation Area. The proposed white upvc doors however would appear out of character with the house. Whilst the back door is less visible from a public thoroughfare the front door is highly visivble from the main road and it is felt that a painted wooden or coloured woodgrain upvc front door would be more in keeping and would help to retain the character of the house and would have less of a detrimental impact on the appearance of the area.
It is recommended that the windows be approved but the front door be refused.

C 1. The development hereby permitted shall commence before the expiration of four years from the date of this notice.
C 2. This approval relates to location plan and drawings and photographs date stamped received on 24th May 2005 with the exclusion of approval for the frojt door approval for the front door.
R 1. The proposed upvc front door would be out of keeping with the character of the building and would have a detrimental impact on the appearance of the building and on the appearance of the area in general.
