Permission was granted for works at 11 Ballanoa Meadow, Moaney Road, Santon. The proposal involved converting and extending over an existing garage to provide a porch, kitchen, and bedroom, as well as erecting a detached double garage with a playroom above. The site forms the domestic curtilage of a semi-detached property in the north-eastern corner of the Ballanoa Meadow development. The officer noted the plot is not small and can easily accommodate the proposals, and that no adverse traffic impacts were expected. The application was approved with five conditions. Condition 1
The development hereby permitted shall commence before the expiration of four years from the date of this notice.
Condition 2
This permission relates to the alterations and extensions and the construction of a detached garage with playroom above as shown in the plans and drawings all received on 18th March, 2005.
Condition 3
The proposed detached garage must be used only for the storage of private motor vehicles on the ground floor and as a play room above, all in association with the enjoyment of the main dwelling, 11, Ballanoa Meadow, as such.
Condition 4
The proposed development must be connected to the main foul sewer.
Condition 5
There must be no discharge of surface water to the main foul sewer.
