Officer's Report
The site represents the domestic curtilage of an existing semi-detached property in the north eastern corner of the relatively new development of Ballanoa Meadow on the southern side of Moaney Road.
Proposed here is the erection of a detached garage in the rear garden, the conversion of the existing garage to a kitchen and the provision of a porch on the front of it, the installation of windows in the ground floor of the side annex and the upward extension of the side annex with the ridge of the extension below that of the main house. Also proposed is the erection of a conservatory on the rear elevation: this has obscured glazing to the elevation facing the other half of the semi-detached pair.
The garage has living accommodation in the roofspace and will be between 8.9m and 6.3m long and 6.4m wide with a playroom above. There is just enough space to get a vehicle to the garage past the house. There are no objections to this proposal.
All this adds considerably to the existing footprint and the massing of the house. However the site is not small and can easily accommodate the proposals.

C 1. The development hereby permitted shall commence before the expiration of four years from the date of this notice.
C 2. This permission relates to the alterations and extensions and the construction of a detached garage with playroom above as shown in the plans and drawings all received on 18th March, 2005.
C 3. The proposed detached garage must be used only for the storage of private motor vehicles on the ground floor and as a play room above, all in association with the enjoyment of the main dwelling, 11, Ballanoa Meadow, as such.
C 4. The proposed development must be connected to the main foul sewer.
NOTE: A Drainage Connection Fee will be payable to the Drainage Authority on this development
C 5. There must be no discharge of surface water to the main foul sewer.
N 1. The Chief Fire Officer recommends the installation of mains wired interconnected domestic smoke detection.
N 2.
The Fire Prevention Officer also recommend the installation of hardwired heat detection in the garage linked to the smoke detection in the playroom.
