In pursuance of powers granted under the above Acts and Order the Department of Local Government and the Environment does hereby APPROVE the following application made on behalf of:
Name: Mr Shaun Buckley Proposal: Conversion and erection of extension over existing garage to provide porch, kitchen and bedroom and erection of detached double garage with playroom above, at: 11 Ballanoa Meadow Moaney Road Santon
which was considered on 13 May 2005, subject to compliance with the conditions specified below.

Schedule Of Conditions:
- The development hereby permitted shall commence before the expiration of four years from the date of this notice.
- This permission relates to the alterations and extensions and the construction of a detached garage with playroom above as shown in the plans and drawings all received on 18th March, 2005.
- The proposed detached garage must be used only for the storage of private motor vehicles on the ground floor and as a play room above, all in association with the enjoyment of the main dwelling, 11, Ballanoa Meadow, as such.
- The proposed development must be connected to the main foul sewer.
NOTE: A Drainage Connection Fee will be payable to the Drainage Authority on this development
- There must be no discharge of surface water to the main foul sewer.
NOTE The Chief Fire Officer recommends the installation of mains wired interconnected domestic smoke detection.
NOTE The Fire Prevention Officer also recommend the installation of hardwired heat detection in the garage linked to the smoke detection in the playroom.
This decision was made by the Director of Planning in accordance with powers delegated to him under Paragraph 2 (6) (b) of the Isle of Man Planning Scheme (Development Plan) Order 1982.
Note 1: This permission refers only to that required under the Town and Country Planning Acts and does not include any consent or approval under any other enactment, bylaw, order or regulation.
Note 2: No works may be commenced until such time as -
- the time for requesting a review of the initial decision has expired; or
- any review of the initial decision has been completed; or
- the time for requesting an appeal in relation to the decision has expired; or
- any appeal has been completed.
