Permission was granted for the erection of an agricultural shed to the rear of the Memorial Hall on the Union Mills Industrial Estate, Braddan. The building was intended for the storage of wool and grain, and the application followed an earlier approval in principle. The site sits within a small industrial estate occupied largely by storage uses. The officer noted that significant trees between the road, the Memorial Hall, and the proposed building would minimise its visual impact on the streetscene. The local plan designates the area as Predominantly Residential, with an emerging aspiration for future residential redevelopment, though this did not prevent approval in this case. An amended site plan was submitted during the process to clarify the correct plot depth and building footprint, after an inconsistency was identified between the location plan and the proposed building dimensions.

The application was approved by the Director of Planning under delegated powers on 19 April 2005. The shed was to be erected in accordance with a prior approval in principle, and its position to the rear of the Memorial Hall within an existing small industrial estate was considered acceptable. Significant trees between the road and the proposed building were noted as reducing its visual impact on the street. The formal decision record lists 4 conditions.

Conditions (4)

   Condition 1

   The development hereby permitted shall commence before the expiration of four years from the date of this notice.

   Condition 2

   This permission relates to the erection of a building to be used only for the storage of wool and grain, as shown in drawings 30.11.204 RAC 1 received on 8.12.04 and the site plan received on 21.2.05.

   Condition 3

   Prior to the commencement of works on site, the applicant must contact the MEA Operational and Maintenance Department as there is a low voltage mains cable crossing the site which may require to be diverted.

4. 4

   Condition 4

   There must be no discharge of surface water to the main foul sewer.
