Officer’s Report
The site represents the footprint of a proposed building to the rear of the Memorial Hall within a small industrial estate occupied mostly by Corlett Sons and Cowley with other storage and formerly the Four Wheel Drive Centre. The land is designated on the extant local plan as Predominantly Residential with an aspiration in the emerging plan that this area should become redeveloped for residential use which is more sympathetic to adjoining land uses.
Proposed here is the erection of a new building for the storage of wool and grain. The building will be half way between the height of the existing building to the east and the domestic garage to the west, in accordance with the approval in principle permitted under PA 99/0326, in order to protect the amenities of the cottage.
The location plan shows a depth of plot of 20m whereas the proposed building is 24m deep. Defer for clarification.
The applicant has now submitted an amended site plan which shows the correct definition of the site and the footprint of the building. This information has been re-advertised and no objections have been received.
There are significant trees between the road, the Memorial Hall and the new building so its impact in the streetscene will be minimised.

C 1. The development hereby permitted shall commence before the expiration of four years from the date of this notice.
C 2. This permission relates to the erection of a building to be used only for the storage of wool and grain, as shown in drawings 30.11.204 RAC 1 received on 8.12.04 and the site plan received on 21.2.05.
C 3. Prior to the commencement of works on site, the applicant must contact the MEA Operational and Maintenance Department as there is a low voltage mains cable crossing the site which may require to be diverted.
C 4. There must be no discharge of surface water to the main foul sewer.
