Permission was granted for the erection of two four-storey residential blocks at St Olaves Kitchen Garden, Bowring Road, Ramsey, each containing eight flats. The application was decided by the Planning Committee on 14 March 2005, with the case officer also recommending approval. A key issue raised during the assessment was insufficient car parking. Condition 1
The development hereby permitted shall commence before the expiration of four years from the date of this notice.
Condition 2
This approval relates to drawing no.s 12, 13, 14, 15, 16, 17 and 18 date stamped the 8th November 2004.
Condition 3
Prior to the commencement of any works related to the implementation of this development drawings detailing appropriate sightlines and visibility delays in respect of the vehicular access and egress arrangements must be submitted to and agreed by the Planning Authority.
Condition 4
No development shall take place until full details of associated landscaping works have been submitted to and agreed by the Planning Authority, after which time these works shall be carried out as approved. These details shall include a schedule of planting (noting plant species, size and density) and hard surfacing materials.
Condition 5
All planting, seeding or turfing comprised in the approved details of landscaping must be carried out in the first planting and seeding seasons following the completion of the development or the occupation of the dwellings, whichever is the sooner. Any trees or plants which within a period of five years from the completion of the development die, are removed, or become seriously damaged or diseased must be replaced in the next planting season with others of a similar size and species.
Condition 6
All services including electricity and telephone where installed must be laid underground.
Condition 7
Prior to the commencement of development samples of the materials and details of the proposed colour finishes to be used in construction of the external surfaces of the development must be submitted to and agreed by the Planning Authority.
Condition 8
Prior to the occupation of any of the apartments the car parking must be constructed and be capable of use.
Condition 9
The foul water and surface water disposal arrangements must be in accordance with the requirements of the Drainage Authority.
