The site is a roughly triangular piece of land in the centre of Balthane Industrial Estate, presently a courtyard of industrial units with car parking. The application sought extensions to storage units to create additional units at land opposite Portside Units 2 & 3, Balthane, Ballasalla. The Planning Committee approved the application on 23 February 2005, with the Department of Local Government and the Environment issuing formal approval. The site is designated as suitable for industrial use on the 1982 Plan. Five conditions were attached.

Condition 1
The development hereby permitted shall commence before the expiration of four years from the date of this notice.
Condition 2
This approval relates to the erection of additional units for dry light industrial purposes including storage, as shown in drawings reference AT 652.1, -2 and -3 all received on 12th May, 2004.
Condition 3
There must be no discharge of surface water to the main foul sewer.
Condition 4
No construction work may commence on site until such times as: a) the surface water system has been upgraded to ensure that existing downstream flooding problems are not exacerbated b) the line of the existing public sewerage which crosses the site has been identified and protected and c) full surface water calculations have been provided to the Drainage Division of Department of Transport.
Condition 5
The proposed development must be connected to the main foul sewer.
