This application sought approval in principle to erect a new dwelling on land forming part of the garden of Capella, Main Road, Santon. The site sits within an area zoned as existing residential under the 1982 Development Plan Order. The application was refused by committee on 8 April 2004. The officer identified three main concerns: the development would remove amenity space from the occupiers of Capella and produce a cramped dwelling within the streetscene; the Glencrutchery Water Treatment Works did not have sufficient capacity for the Water Authority to guarantee a fresh potable water supply to the new dwelling; and the proposal would result in the loss of trees.
