This application seeks approval in principle for the construction of a dwelling on land adjacent to Capella, Main Road, Newtown.
The site is located within an area zoned as existing residential in the 1982 Development Plan Order, currently forms the garden area of Capella.
It is considered that the site is not capable of accommodating a dwelling and would result in the loss of amenity space to serve Capella.

R 1 . The development of the application site would result in the loss of amenity space for occupiers of Capella and a cramped dwelling within the streetscene. In addition, the proposed development would impact adversely on occupiers of adjacent properties.
R 2 . The current capacity of the Glencrutchery Water Treatment Works is such that the Water Authority cannot guarantee a supply of fresh potable water to the development.
