In pursuance of powers granted under the above Acts and Order the Department of Local Government and the Environment does hereby REFUSE the application made by you

Reasons For Refusal

Application Ref No: 04/00248/A On Review

1. The development of the application site would result in the loss of amenity space for occupiers of Capella and a cramped dwelling within the streetscene. In addition, the proposed development would impact adversely on occupiers of adjacent properties.
2. The current capacity of the Glencrutchery Water Treatment Works is such that the Water Authority cannot guarantee a supply of fresh potable water to the development.
3. The proposal would result in the loss of trees on the site which currently make a positive contribution to the streetscene.
4. This review has been considered by the Planning Committee on written evidence. Any additional submissions not previously circulated to interested parties are enclosed herewith.
