The application sought permission to extend Corlea Farm, Ballasalla, adding an indoor swimming pool, office, and additional living space to the rear of the existing dwelling, directly adjacent to existing stone outbuildings. The extension would be built in Manx stone with roof tiles matching the existing building. A replacement agricultural building, approximately 48 metres long, was also proposed, to be constructed with a steel portal frame and green steel cladding, serving a farm of 187 acres. The main planning issue was visual impact. The dwelling extension sits at a lower level than the adjacent highway and, while visible from the Ballamodha Straight, would be read as part of the existing cluster of stone farm buildings rather than as an intrusive new feature. The agricultural building, though large and visible, was judged to be contained within the farm complex.
The extension was considered acceptable because its Manx stone construction and matching roof tiles would integrate with the existing stone outbuildings, and its lower ground level reduces its prominence from the highway. The agricultural building, while visible, was judged to sit within the established farm complex without causing unacceptable harm to the wider landscape. The Planning Committee agreed with the officer's assessment and granted permission.
Condition 1
The development hereby permitted shall commence before the expiration of four years from the date of this notice.
Condition 2
This approval relates to Drg No's $03,04,06,07$ and 08 submitted and date stamped 12th January 2004, and plan and letter submitted and date stamped 1st April 2004 in relation to land ownership.
