Officer's Report
Approval is sought to construct an extension to Corlea Farm, Ballamodha to accommodate an office and swimming pool, and a replacement agricultural building.
With regard to the extension, this would be constructed to the rear of the existing dwelling, and directly adjacent to existing stone outbuildings. It would be constructed in Manx stone, with tiles to match the existing roof. The dwelling is not readily visible from the adjacent highway, being at a lower level, and whilst it is visible from the Ballamodha Straight, the extension would be viewed within the existing complex of stone buildings and would not, I consider, appear as an adverse or intrusive feature.
The agricultural building would be some 48m in length, and be constructed with a steel portal frame, and steel cladding in green. The applicants have advised that they farm 187 acres of land, and required the building for storage of winter hay, straw feeds, machinery and the winter protection of sheep and also for lambing pens. This would appear as a large building within the countryside, albeit replacing an existing. The impact of this building would be greater from distant views, however, this would primarily be the only building for use on the farm, and I consider that whilst the building would be visible, it is contained and within the farm complex. On balance, I consider this aspect of the proposal to be acceptable.
