This application sought approval of reserved matters for a replacement dwelling on land at Ballakerkey Farm, Shore Road, Glen Maye, Isle of Man. The Planning Committee determined the application and granted permission. A condition was imposed requiring a landscaping scheme to be submitted and approved before works begin, covering boundary treatments, tree and shrub planting, fencing, walling, and paving, including treatment of the area occupied by the existing cottage. Condition 1
The development hereby permitted shall commence before the expiration of four years from the date of this notice.
Condition 2
This approval relates to drawing numbers, 02,03 and 04 submitted on 31 st December 2003 and drawing number 01 submitted on 27th February 2004.
Condition 3
Upon the replacement dwelling becoming available for occupation, the existing dwelling must be demolished and removed from the site in its entirety within two months.
Condition 4
Prior to the commencement of works a landscaping scheme must be submitted to and approved by the Planning Committee to demonstrate how the site (including the area currently occupied by the existing cottage) is to be treated and finished. The scheme should involve details of all boundary treatments, tree and shrub planting, fencing, walling and paving.
Condition 5
All planting, seeding or turfing comprised in the approved details of landscaping must be carried out in the first planting and seeding seasons following the completion of the development or the occupation of the dwellings, whichever is the sooner. Any trees or plants which within a period of five years from the completion of the development die, are removed, or become seriously damaged or diseased must be replaced in the next planting season with others of a similar size and species.
Condition 6
The exterior stonework must be of a traditional nature.
Condition 7
All proposed stonework must be retained as such and must not be rendered, painted or similarly treated.
Condition 8
The roof(s) must be finished in dark natural slate.
Condition 9
All plumbing stacks must be constructed internally.
Condition 10
All windows must be timber framed.
