Mr A J W Scarlett Ballakerkey Farm Shore Road Glen Maye Peel IM2 3BG In pursuance of powers granted under the above Acts and Order the Department of Local Government and the Environment does hereby APPROVE the application made by you
Proposal: Erection of a replacement dwelling at: Land At Ballakerkey Farm Shore Road Glen Maye Peel which was considered on 12 March 2004, subject to compliance with the conditions specified on the attached schedule.

Note 1: This permission refers only to that required under the Town and Country Planning Acts and does not include any consent or approval under any other enactment, bylaw, order or regulation.
Note 2: No works may be commenced until such time as -
- the time for requesting a review of the initial decision has expired; or
- any review of the initial decision has been completed; or
- the time for requesting an appeal in relation to the decision has expired; or
- any appeal has been completed.

- The development hereby permitted shall commence before the expiration of four years from the date of this notice.
- This approval relates to drawing numbers, 02,03 and 04 submitted on 31 st December 2003 and drawing number 01 submitted on 27th February 2004.
- Upon the replacement dwelling becoming available for occupation, the existing dwelling must be demolished and removed from the site in its entirety within two months.
- Prior to the commencement of works a landscaping scheme must be submitted to and approved by the Planning Committee to demonstrate how the site (including the area currently occupied by the existing cottage) is to be treated and finished. The scheme should involve details of all boundary treatments, tree and shrub planting, fencing, walling and paving.
- All planting, seeding or turfing comprised in the approved details of landscaping must be carried out in the first planting and seeding seasons following the completion of the development or the occupation of the dwellings, whichever is the sooner. Any trees or plants which within a period of five years from the completion of the development die, are removed, or become seriously damaged or diseased must be replaced in the next planting season with others of a similar size and species.
- The exterior stonework must be of a traditional nature.
NOTE: Split stone on a backing render is not acceptable as an external finish.
- All proposed stonework must be retained as such and must not be rendered, painted or similarly treated.
- The roof(s) must be finished in dark natural slate.
- All plumbing stacks must be constructed internally.
- All windows must be timber framed.
NOTE The Chief Fire Officer recommends the installation of mains wired interconnected domestic smoke detection.
This decision was made by the Planning Committee constituted in accordance with Paragraph 2 of Schedule 1 of the Isle of Man Planning Scheme (Development Plan) Order 1982.
