Permission was granted for a two storey extension to the rear of a mid-terrace house at 36 St Germans Place, Peel. The property sits on the south western side of the road and is one of three dwellings at the end of the terrace that are stepped back from the main building line. The central planning consideration was whether the proposed extension would cause harm to neighbouring properties or the wider area. The officer concluded it would not, and the application was permitted with five conditions attached. The decision was made under delegated authority by the Senior Planning Officer.
The application was approved by a delegated Senior Planning Officer. The key planning question was whether the extension would have an adverse impact on neighbouring properties or the surrounding area, and it was found to be acceptable on that basis.
Isle of Man Strategic Plan
As a general policy, in built up areas not controlled by Conservation Area or Registered Building policies, there will be a general presumption in favour of extensions to existing property where such extensions would not have an adverse impact on either adjacent property or the surrounding area in general.
Condition 1
The development hereby permitted shall commence before the expiration of four years from the date of this notice.
Condition 2
This approval relates to alterations and the demolition of the existing single storey rear extension and the erection of a two storey rear extension, 36 St Germans Place, Peel as shown by P09 12501 P1, P09 12502 P1, P09 12503 P1 all received 14th May 2009.
Condition 3
The external walls of the extension must be finished so as to match the existing property.
Condition 4
The fibreglass roof must be dark grey in colour to match the roof of the existing property.
Condition 5
On installation the windows serving the first floor of the approved extension must be fitted with obscure glazing which is obscured to at least Level 5 of Pilkington's Guide to window obscurity.
