Stable Block Planning Statement
Proposed Stable Block and All Weather Manege
Field Number 614732 Baldrine Farm, Baldrine
Mr. Adrian and Mrs Suzanne Corlett
Mr. And Mrs Corlett live at Balladhoo Farm which is part of Baldrine Farm, comprising some 150 acres. Mr. Corlett's father has retired from farming and lives in the Baldrine Farm farmhouse.
Mr. And Mrs. Corlett have farmed Baldrine Dairy Farm, Mr. Corlett since a child and Mrs Corlett has lived and helped on the farm since getting married in 1984 ( 26 years). They have 3 girls who are not showing much interest in dairy farming so they are looking to diversify. They have cut down on milking cows to 50 now, and increased sucklers to 40 but as they are getting older they feel the time has come to try to help their daughters. Their eldest is very involved in riding and is employed in a retail outlet for horse feeds and equipment, their middle daughter Abby is now 17 and has left school. She is employed part time alongside her sister and the rest of her time is taken up riding and breaking in young horses for people around the island. Mrs. Corlett has ridden and broken horses for the past 40 years and still rides and trains people but feels there is an opening for taking in horses to school and break in as there are now very few people doing this on the island. These facilities would help save travelling around so much as horses could come to be trained. Abby is a very talented rider and is picking up quite a lot of horses to ride sometimes riding possibly 6 or 7 a day. With Mrs. Corlett's experience and daughter Abby's youth they could continue to be very helpful to the horse fraternity.
The proposal is to build a stable block containing 8 stables/loose boxes - 3 for the family's own ponies which at present live in an old cow shed on their farm and which at some point in the future they would like to develop. 3 for either do it yourself liveries or full time liveries to provide some income to help towards repayment of the investment and 2 stables for taking in horses to school or break in. the all weather manege is required to work the horses in no matter the weather.
Discussions have been held with the Planning Officer for the area and the MEA concerning the overhead power lines.

Discussions have also taken place with Hazel Fletcher of the Highways Division of the Department of Infrastructure.
Visibility splays at the new entrance are as those discussions and as suggested we attach a photograph of the Corlett's horsebox at the junction of Baldrine Road and the main road through Baldrine. This shows adequate maneuvering area without causing traffic difficulties. It should be noted that this junction is used on a regular basis for farm traffic including the milk tanker.
This visits Mr. And Mrs. Corlett's farm for regular milk collection, the family already own a horsebox which they use on a regular basis, currently from Balladhoo Farm, so there will be no additional traffic generation on the roadway from this source.
There are a number of properties, including the Highfield Drive housing development taking access from Baldrine Road and generating traffic flow on Baldrine Road and at the junction to the main road through Baldrine. Any further traffic movements generated by this development will be minimal in relation to present use of the roadways.
