The proposal involved demolishing existing farm buildings in poor condition and replacing them with a new lean-to barn at the Shenvalley/Sound Farm complex, approximately 190 metres from the public highway. The lean-to would be 18.4 metres long, with a maximum height of 4.7 metres and eaves at 3.3 metres, tucking in beneath the 5-metre eaves of the building to which it attaches. The farm complex sits within an Area of High Landscape or Coastal Value and Scenic Significance and is visible from the approach road from Cregneash to the Sound. The officer considered that removing the poor-quality existing structures and replacing them with a single lean-to would improve the overall appearance of what was described as a presently untidy collection of buildings. Although the site carries landscape designation, the lean-to was judged not out of keeping given the mix of modern and older buildings already present in the complex. A condition requires the cladding to match the colour of existing clad barns on the farm.
The application was permitted because the replacement lean-to would improve on the poor condition and appearance of the buildings being removed, and would sit compatibly within a farm complex already containing both modern and older structures. The extension tucks under the eaves of the host building, limiting its visual impact. Manx National Heritage, while advising caution, considered the proposal likely within generally acceptable visual bounds.

Condition 1
The development hereby permitted shall commence before the expiration of four years from the date of this notice.
Condition 2
This permission relates to the demolition of the existing buildings as shown in the submitted drawings and erection of a new lean-to extension as shown in drawing 4041-01 Rev A and the site and location plans all received on 15th December, 2008.
Condition 3
The cladding on the new extension must match the colour of the material on the existing clad barns within the farm complex.
