The site represents the residential curtilage of Boodee Beg, Kionlough Lane, Bride. The property is a two storey detached dwelling, which is located on the eastern side of Kionlough Lane, and south of Bride Village.
The application site is within an area recognised as being an area of 'White Land', under the Isle of Man Development Plan Order 1982. The site is not within a Conservation Area; but is within an area zoned as High Landscape or Coastal Value and Scenic Significance.
There are no previous planning applications which are considered relevant in the assessment and determination of this application.
The proposal seeks approval for alterations and erection of extensions. The main extension relates to the two storey side extension which would have a width of 3.7 metres, a depth of 8.2 metres and a
ridge height of 7.5 metres. Also, the application proposes a single storey sunroom extension to the southern elevation of the proposed extension. The sunroom would have a width of 3.3 metres, a depth of 5.6 metres and a ridge height of 4.5 metres.
Additionally to these side extensions the proposal includes a single storey rear extension which would have a width of 5.1 metres, a depth of 3.3 metres and a maximum height of 4.6 metres.

The Department of Transport Highway Division do not oppose subject to the imposition of the following condition:-:- "Two off street parking spaces are required for this development."
The Authority has received no privately written representations objecting to the application.
Due to the zoning of the site, and the nature of the proposed development, the following Planning Policy is relevant in the consideration of the application:-
Policy 2: The present system of landscape classification of Areas of High Landscape or Coastal Value and Scenic Significance (AHLV's) as shown on the 1982 Development Plan and subsequent Local and Area Plans will be used as a basis for development control until such time as it is superseded by a landscape classification which will introduce different categories of landscape and policies and guidance for control therein. Within these areas the protection of the character of the landscape will be the most important consideration unless it can be shown that:
Policy 16: The extension of non-traditional dwellings or those of poor or inappropriate form will not generally be permitted where this would increase the impact of the building as viewed by the public.
The proposed dwelling appears to be a fairly modern property (1930s +) therefore Housing Policy 16 is relevant.
The dwelling is setback from the road approximately 23 metres. The boundary treatment along the southwest boundary of the site consists of an approximately 2/2.5 metre high hedgerow. Additionally the boundary treatment along the eastern side of the Bride Road consists of a 1.5 metre high grass bank and hedgerows which vary in height (0.4 metres to 4 metres).
This consequently screens the entire ground floor level of the existing dwelling and would also screen the proposed ground floor aspects of the extensions. Therefore the only aspect that would be apparent, albeit fleetingly when travelling along the Bride Road, would be the first floor aspect of the two storey extension. It is considered the proposal would be in keeping with the existing property in terms of its design, proportion and massing. Given the boundary treatments, the design and the distance the extension would be from the highway, it is considered the proposal would not have an adverse impact upon the visual appearance of the countryside or upon the residential amenities of the nearby properties.
It is considered that the proposal would comply with the relevant planning policies of The Isle of Man Strategic Plan (20th June 2007), for the reasons set out in this report, accordingly, it is recommended that the application be approved.
It is considered that the following parties meet the criteria of Government Circular 1/06 and should be afforded interested party status:
