The proposal involved three extensions to the existing dwelling. The main element was a two-storey side extension measuring 3.7m wide, 8.2m deep, and 7.5m to the ridge. A single-storey sunroom was proposed on the southern elevation of that extension, at 3.3m wide, 5.6m deep, and 4.5m high. A further single-storey rear extension was proposed at 5.1m wide, 3.3m deep, and up to 4.6m high. The site sits within an area zoned as High Landscape or Coastal Value and Scenic Significance, making landscape impact the primary planning consideration. The officer concluded that, given the boundary treatments, the design, and the distance of the extensions from the highway, the proposal would not harm the character of the landscape or the residential amenity of nearby properties.
The extensions were judged acceptable because their design, proportion, and massing would not harm the character or quality of the landscape, and their distance from the highway and boundary treatments meant no adverse visual impact.

The extension of non-traditional dwellings or those of poor or inappropriate form will not generally be permitted where this would increase the impact of the building as viewed by the public
Housing
Condition 1
The development hereby permitted shall commence before the expiration of four years from the date of this notice.
Condition 2
This approval relates to the alterations and erection of extensions as proposed in the submitted documents and drawings 08 0381/1, 08 0381/2 and 08 0381/3 all received on 15th December 2008.
Condition 3
The external finishes of the extension must match those of the existing building in all respects.
Condition 4
The roof(s) must be finished in dark natural slate. ☑
