Support Statement for Approval
Planning application / approval Ref 08/2083/B Statement in support of the approval granted 15 January 2009. Mr & Mrs T Quinn – Applicant.
The current property is a traditional Manx stone build dwelling, with render finish externally. To the side of the property is a large area, where vehicles are currently parked. This is an untidy area at present. (See photographs appended to this document)
The proposals are to, on completion of the extension, further enhance the property by tidy-ing up the external areas. All finishes used in these external areas will be sympathetic and in keeping with those around.
The site is large and the extension to the property is very much in keeping with the proportions and scale of this.
As the planning case office highlights in his report, the overall increase to the property is 54%, slightly above the permitted under housing policy, however a large portion of this (also as commented) is the conservatory to the rear. This will be largely hidden from the front / road elevation. The additional space provided is sought to ensure the ongoing standard of living for the growing family.
Our intention is that this conservatory allows the appreciation of the views mentioned as we find the area delightful, a feature which drew us to the property in the first place.
The suggestion that the construction of the extension with be detrimental to this area is disappointing. The area immediately surrounding the property, with be enhance, by means of the completion of the extension to a high standard, with all external areas such as drive ways and walls, finished in sympathetic and in keeping materials.
Further comments raised by the commission can be discussed thus. Landscape Character assessment document – section D1 “overall strategy is to conserve and enhance the character, quality and distinctiveness of this area”
The proposal do all of this for the reasons previously stated. It is our opinion that the proposed application will not have a detrimental impact.
The application ref 08/01751 (Oct 08) is for the installation of the uPVC French doors in replacement of the garage door. (to the left of the property as viewed from the front)
These works to replace the existing garage door with uPVC, has been re thought.
The new proposal is to ignore this approval, to create a front elevation, more in keeping with the existing adjacent and certainly more pleasing and traditional, by the introduction of a bay. The proposal of the bay to the new extension, provides balance and symmetry.
This design will not compromise the setting of the property, in line with the summary notes from that application.
The comments with regards that the proposals would be obtrusive are unfounded. The proposed extension is set back behind the existing building line, with the ridge being lower, maintaining the proportions of the dwelling. The property, as suggested by the planning authority, would not compromise or detract from the general amenity of the location, when viewed from the surrounding conservation areas.
Finally we would like to bring to the appeal's attention a recent development of a neighbouring property which we feel is far more prominent in it's position and local significance. This however, like ours would be, has been done in a manner sympathetic to its surroundings and adds to the local visual amenity. Refer to photographs and map appended.
In conclusion we feel that the extension will not detrimentally affect the surrounding areas and welcome the support of the recommendation from the planning officer for approval.
