The application proposes a residential development (23 apartments) with associated parking on the residential curtilage of 74–76 Waterloo Road, Ramsey. The site is described as a row of five-storey terraced properties on the western side of Waterloo Road, north of Queens Drive West. The planning committee refused the application. The refusal reasons included that the proposed height in a prominent street scene position would be visually intrusive and detrimental to visual amenities. It was also concluded that certain windows would cause significant overlooking and loss of privacy to adjacent properties, detracting from residential amenity, and that the car parking provision would be inadequate for the needs of the development.
The planning committee decided to refuse the application. The decision was based on concerns about visual impact from the proposed height in a prominent street scene location and about overlooking and loss of privacy affecting adjacent residential properties. The committee also found the proposal would be contrary to relevant policy because the car parking provision was considered inadequate for the development.
