The proposal involved alterations to and extension of a detached dwelling at Thie Ooylagh on the northern side of Strang Road in Union Mills, a predominantly residential area under the Braddan Parish District Local Plan. The main planning issues were the visual impact on the street scene and the effect on the amenity of neighbouring properties, particularly the directly adjoining property Sedbergh. Neighbours at both Sedbergh and Anglers Walk (opposite the site) objected, raising concerns about boundary proximity, visual impact, privacy, drainage, and construction effects. The officer concluded that the extension's form was acceptable: its roof slopes downwards towards the shared boundary, limiting its effect on the neighbouring property's amenity.
The extension was permitted because its design — specifically the roof sloping down towards the boundary — was judged to have a suitably limited effect on the amenity of the neighbouring property. Visual impact on the street scene was also assessed and found acceptable. The application was approved under delegated authority with three conditions.

site must include provision for a footpath link to join the site to the north allowing pedestrian access from the Main Road to the Colby Glen Road, via Site 13 and the site being developed under 11/0684/B. Advice must be sought from the Highway's Division (DoI) prior to any application being made. 5. Development plans must include ground level information and cross sectional drawings to show the relationship of any new dwellings with existing dwellings in Ballacriy Park which appear to be at a lower level than the Ballacubbon land.
Condition 1
The development hereby permitted shall commence before the expiration of four years from the date of this notice.
Condition 2
This approval relates to the location plan and drawing no.s 1.7096-102-00, 2.7096-001-00 and 2.7096-101-01 rev. A date stamped the 22nd April 2008.
Condition 3
There must be no discharge of surface water to the main foul sewer. ☑
