In pursuance of powers granted under the above Act and Order the PLANNING COMMITTEE of the Department of Local Government and the Environment does hereby REFUSE the following application made on behalf of:
Name: Colby AFC Ltd Proposal: Reserved matters application for the creation of a football ground with associated facilities to include alterations to Cubbon's Bridge, demolition of barns within field no 421449 and provision of shared surface carriageway between Croit e Cubbon and the railway line. at: Field 424828 South Of Colby Station Station Road Colby Isle Of Man
which was considered on 20th June 2008, for the reasons set out below.

Reason(S) For Refusal:
- The siting and access of the proposed clubhouse, in view of its size and the potential range of uses (as indicated in the applicant's letter of 11th June, 2008) is considered unacceptable in respect of the level of traffic which would be generated by the use of the building and the impact which this traffic would have on the amenities of those living alongside Station Road, Station Park and Croit-e-Cubbon.
Note It was noted that there is no traffic assessment which takes into account the additional uses to which the clubhouse may be put, bearing in mind its size and as such, the assessment
undertaken in respect of the approval in principle has limited usefulness in respect of this application.
This decision was made by the Planning Committee constituted in accordance with Article 3(1) of the Town and Country Planning (Development Procedure) Order 2005.

- The time for requesting an appeal has expired; or
- Any appeal has been determined;
Whichever is the later.
Any appeal against this decision must be in writing and must be received by this Department within 21 days of the date of this notice.
