3 July 2008 · Committee
Field 424828 South Of Colby Station, Station Road, Colby, Isle Of Man, IM9 4nn
This was a reserved matters application for a football ground with associated facilities on land south of Colby Station, Colby, Isle of Man. The proposal included alterations to Cubbon's Bridge, demolition of barns in an adjacent field, and the provision of a shared surface carriageway between Croit e Cubbon and the railway line. During the process, the applicant amended the clubhouse design following discussions with officers. The building height was kept at 7.5 metres but the ridge length was significantly reduced to 2.3 metres and the roof shape changed to a hipped form. Despite this amendment, the application was refused. The officer report identified visual impact as a key issue, noting that part of the clubhouse roof would remain visible above existing trees and vegetation near the railway station, and that housing in Station Park is easily visible from the site.
The Planning Committee refused this reserved matters application. The key planning concerns identified in the officer report included the proposed alterations to Cubbon's Bridge and the visual impact of the development. Site observations noted that part of the clubhouse roof would be visible above existing trees near the railway station, and that housing in Station Park is easily visible from the area.
