Mrs R Cannell Farrants Fort St Judes IM7 2EN In pursuance of powers granted under the above Act and Order the Department of Local Government and the Environment does hereby APPROVE the following application made on behalf of:

Name: Mrs R Cannell Proposal: Erection of a stable block at: $\quad$ Field 124020 Greenhill Jurby Road Andreas Isle Of Man which was considered on 15th February 2008, subject to compliance with the conditions specified below.

Schedule Of Conditions:

1. The development hereby permitted shall commence before the expiration of four years from the date of this notice.
2. This approval relates to the stable block as proposed in the submitted documents and drawings RC1, RC2 and RC3 received on 16th November 2007 and 8th January 2008.
3. Prior to the commencement of any building operations, there must be submitted to and approved by the Planning Authority a scaled detailed plan indicating the proposed hardstanding area. The hardstanding area is also required to provide a site turning area to ensure vehicles and horseboxes can turn on site and re-enter the highway in a forward gear.

1. Prior to the commencement of any works, there must be submitted to and approved by the Planning Authority, samples of the external finishes of the building.
2. The stables may only be used for the private use of keeping horses and related feed and equipment in association with the principal dwelling "Farrants Fort".

This decision was made by the Senior Planning Officer in accordance with the authority delegated to her under Article 3(13) of the Town and Country (Development Procedure) Order 2005.

Guidance Note

This permission refers only to that required under the Town and Country Planning (Development Procedure) Order 2005.

Any appeal against this decision must be in writing and must be received by this Department within 21 days of the date of this notice.

Please note that a copy of the Officer's report which led to the decision, together with correspondence relative to the application, is available for inspection at the Department.

The proposed development must not be commenced until either;

• The time for requesting an appeal has expired; or
• Any appeal has been determined;

Whichever is the later.
