Permission was granted for the erection of a windmill on a field on the northern side of West Kimmeragh Road, Bride, Isle of Man. The site sits north of West Kimmeragh Farm and was assessed primarily for its visual impact on the surrounding countryside. The officer report concluded that the windmill would not be particularly apparent in the landscape. The backdrop is formed by the hillside rather than the open skyline, and the contours of the surrounding land mean the structure would not be visible from a number of viewpoints, including from the west of the site. The proposal was also supported by a practical purpose: the windmill would generate power to aerate a nearby pond, which was considered beneficial to wildlife. Permission was granted on 3 January 2008 with four conditions attached.
The application was approved by the Director of Planning and Building Control under delegated authority. The windmill was considered acceptable in visual terms because the hillside rather than the open skyline forms its backdrop, and the contours of the surrounding land limit its visibility from key viewpoints. The proposal also had a functional purpose, providing power to aerate a nearby pond and supporting wildlife there.

Condition 1
The development hereby permitted shall commence before the expiration of four years from the date of this notice.
Condition 2
This approval relates to the submitted documents and drawings 1871/1, 1871/2 and 1871/3 all received on 3rd October 2007.
Condition 3
In the event of the windmill erected under this approval becoming redundant it must be taken down along with all ancillary infrastructure and be removed from the site within 3 months of the cessation of use and the land restored back to agricultural use.
Condition 4
The hereby approved windmill must be finished in an 'olive green' colour.
