In pursuance of powers granted under the above Act and Order the PLANNING COMMITTEE of the Department of Local Government and the Environment does hereby APPROVE the following application made on behalf of:

which was considered on 20th December 2007, subject to compliance with the conditions specified below.

Schedule Of Conditions:

1. The development hereby permitted shall commence before the expiration of four years from the date of this notice.

1. This permission relates to the creation of an Industrial Estate layout as shown in drawing numbers 1247-01 Rev B, 1247-03, 1247-10 Rev B and 1247-11 Rev A date stamped 25th October 2007 and Tree Planting Strategy/Energy Impact Assessment/Car Parking Strategy date stamped 25th October 2007.

1. The existing trees indicated on the approved plans to be retained shall not be cut down, grubbed out, topped, lopped or uprooted without the written consent of the planning authority. Any tree removed without such consent or dying, becoming seriously damaged or diseased within a period of 5 years from the completion of the development shall be replaced in the next planting season with another of similar size and species, unless the planning authority gives written consent to any variation.

1. No building shall be occupied until the access road and pedestrian footpaths have been constructed in accordance with the approved plans.

1. Prior to the commencement of works, details of the proposed street lighting columns (including details on the spillage of light, and the direction of control of the lights) shall be submitted to and approved in writing by the planning authority and thereafter no alterations to the street lights shall occur without the approval in writing of the planning authority.

NOTE The applicant's attention is drawn to the advice of the Borough of Douglas Drainage Department, a copy of which is attached to this notice.

NOTE The applicant is advised that there are Underground Cables/Overhead Lines present in the area indicated in the planning application. Please contact Anthony Kinrade or Ian Horsey, Operations and Maintenance Department, Network Services, Manx Electricity Authority, (Tel. 687687) to discuss working practices around Cables and Overhead Lines which may be required to be diverted before any work can be carried out on site.

The applicant is also advised to contact the Manx Electricity Authority for Electrical Site Safety 5 documents, (Tel. 687766), before any work is carried out on site. All work to be carried out with reference to Health and Safety Executive Guidance Notes HS(G)47 and GS6.

NOTE The applicant is advised to contact the Manx Electricity Authority Planning Department (Tel. 687781), to discuss the electricity supply for this application.

NOTE The applicant is advised to consult with the Fire Safety Department with regard to the general fire precautions contained within this application.

This decision was made by the Planning Committee constituted in accordance with Article 3(1) of the Town and Country Planning (Development Procedure) Order 2005.

Guidance Note

This permission refers only to that required under the Town and Country Planning (Development Procedure) Order 2005.

Any appeal against this decision must be in writing and must be received by this Department within 21 days of the date of this notice.
