Reasons For Refusal

- Whilst the plans show the provision of eight car parking spaces in conjunction with the four apartments proposed, the arrangements for access and manoeuvring into and out of these spaces are deficient which may result in some of the spaces proving unusable: in particular there may be difficulties in accessing or egressing from space 6 and the distance between spaces 1 and 2 and 4 and 5 is 5m where it should be at least 6m. Alternatively, motorists may be able to access the spaces but be forced to reverse out of them onto the highway, to the detriment of road safety.
- The Committee is not persuaded as a result of the above, that the building is suitable for subdivision into as many as four apartments.
- The appearance of the proposed barrier is considered inappropriate for a site located within Laxey's Conservation Area.
- The Committee is concerned that the outlook from the rear of the basement flat will be significantly impaired by the introduction of vehicular parking right in front of the building.
- This decision was made by the Planning Committee constituted in accordance with Paragraph 2 of Schedule 1 of the Isle of Man Planning Scheme (Development Plan) Order 1982.
