In pursuance of powers granted under the above Act and Order the PLANNING COMMITTEE of the Department of Local Government and the Environment does hereby APPROVE the following application made on behalf of:

which was considered on 6th September 2007, subject to compliance with the conditions specified below.

Schedule Of Conditions:
- The development hereby permitted shall commence before the expiration of four years from the date of this notice.
- This permission relates to the conversion and extension of the barn to living accommodation as shown and described in drawings S1, S2, S4, PA1, PA2, PA3 and PA4 all received on 22nd May, 2007.
- The window in the rear elevation must be fitted with glazing which is obscured to Pilkington level 5 or equivalent and retained as such in perpetuity.
- Work on the conversion and extension of the building must be undertaken so as to avoid damage or disturbance to existing bat roosts or hibernating bats which are protected under the Wildlife Act 1990.
Note: It is recommended that work to the roof is undertaken between late April and mid October, prior to making good or pointing up deep crevices in the sontework, such crevices should be inspected for the presence of bats and in the event of any bats being found, advice should be sought from DAFF's Wildlife and Conservation Office.
- Prior to the commencement of works on site in connection with the development hereby permitted, the applicant must have approved by the Planning Authority a plan showing existing and proposed levels in relation to Ordnance Datum around the barn, together with a finished floor level for the barn including the extension to ensure that the building will be above the level equivalent to a 1:100 year flood level and if not, any further work required to prevent the building from flooding.
Note: the information provided from the Department of Transport Drainage Division suggests that the building will be above this level.
NOTE The Chief Fire Officer recommends the installation of mains wired interconnected domestic smoke detection.
This decision was made by the Planning Committee constituted in accordance with Article 3(1) of the Town and Country Planning (Development Procedure) Order 2005.

This permission refers only to that required under the Town and Country Planning (Development Procedure) Order 2005.
Any appeal against this decision must be in writing and must be received by this Department within 21 days of the date of this notice.

Please note that a copy of the Officer's report which led to the decision, together with correspondence relative to the application, is available for inspection at the Department.
The proposed development must not be commenced until either;
