The Site
The site represents the curtilage of an existing dwelling which sits to the west of the Ballamodha Straight. The site accommodates not only the dwelling, but also a corrugated Nissen hut to the north, a small cottage to the south and garage to the south of that. Access to the site is via a straight but rough lane which also gives access to the farmland surrounding the application site.
Planning Status
The site lies within an area of "white land" on the Isle of Man Planning Scheme (Development Plan) Order 1982, that is, not designated for development.
Planning History
Planning permission has been granted for the redevelopment of the main dwelling under PA 07/0059 and the creation of a wildlife pond under PA 07/0128. Previously permission has been granted for the refurbishment of the cottage 02/1721 and then its re-building - 03/0694. Permission was also granted for the re-building of the existing outbuilding at the western end of the site, under PA 04/2048. Permission was granted for the erection of a garage and store under PA 05/02109.

consideration of the previous application and is to be painted green which will improve its appearance. The new location is a little further away from the house but will have a limited impact due to the relatively low height of the building and existing and proposed banking and planting.
Assessment
The building is clearly usable and the applicant suggests that he would find it useful to have the building in which to store his gardening and other equipment. The re-positioned building will have no adverse impact on the character or appearance of the area.
Party Status
The Department of Transport and the local authority are, by virtue of the Town and Country Planning (Development Procedure) Order 2005, paragraph 6 (5) (c) and (d), considered "interested persons" and as such should be afforded party status.

C 1. The development hereby permitted shall commence before the expiration of four years from the date of this notice.
C 2. This permission relates to the relocation of the existing hut as shown and described in drawing reference P01 receive on 4th April, 2007.
C 3. Within one month of the relocation of the hut, it must be painted dark green, as stated in the application.
