The application site forms the curtilage of Burleigh, Richmond Road, Ramsey, which is a single storey detached property located on the eastern side of Richmond Road, which is north of Jurby Road.
The application site is within an area of residential under the Isle of Man Planning Scheme (Ramsey Local Plan) (No. 2) Order 1998, hereafter referred to as the Ramsey Local Plan. The site is not within a Conservation Area.
Erection of conservatory (98/01946/B) โ APPROVED
The application proposes alterations, installation of dormer windows, creation of a new window and driveway. There are a total of two flat roofed dormers to the front elevation and a single flat roofed dormer to the rear elevation as well a two velux roof lights. The proposed driveway and access would have a total width of 5.5 metres and the driveway would have a length of 12 metres. The driveway could therefore accommodate a total of four cars.
Ramsey Town Commissioners advise that they have no objection
The Department of Transport Highways Division have no objection subject to the imposition of the following conditions:
The Chief Fire Officer make no comment on the merit of the proposed development but request that an informative note be attached to any approval decision notice.
We have received no privately written representations objecting to the application.
Along Richmond Road there are a mixture of styles and sizes of dwelling (two storey semi detached dwellings and detached bungalows). I consider the proposals to all be rather minor and modest proposals, which will create no adverse affects upon the residential amenity of the neighbouring properties or upon the street scene.
The proposed driveway will provide up to four off road parking provisions to a site which currently has no off street parking. I consider the Highways Divisions comment that the provision should include a turning provision would be un-necessary.
For these reasons the proposal would seem appropriate in this location and therefore my recommendation is for an approval.

C 1. The development hereby permitted shall commence before the expiration of four years from the date of this notice.
C 2. This approval relates to the submitted documents and drawings 00469/1, 00469/2, 00469/3, 00469/4, 00469/5 and 00469/6 all received on 9th March 2007.
C 3. In the interests of road safety:- (1) Sight lines of 2 metres by 36 metres shall be provided to facilitate adequate visibility to vehicles emerging from the proposed access on to Richmond Road; and (2) Dropped kerbs shall be installed at the junction of the proposed access and Richmond Road.
NB. The applicant must obtain approval from the Network Operations section of DoT Highways before carrying out any work within the highway, including the installation of dropped kerbs. Telephone 686665.
N 1. The Chief Fire Officer recommends the installation of mains wired interconnected domestic smoke detection.
