In pursuance of powers granted under the above Act and Order the PLANNING COMMITTEE of the Department of Local Government and the Environment does hereby APPROVE the following application made on behalf of:

which was considered on 16th August 2007, subject to compliance with the conditions specified below.

Schedule Of Conditions:
- The development hereby permitted shall commence before the expiration of four years from the date of this notice.
- This approval relates to the drawing numbers 245-01 and 03 and information submitted as part of this application, date stamped 28th March 2007 along with the structural analysis/report dated 24th July 2007.
- The external finishes of the extension must match those of the existing building in all respects.
- All plumbing stacks must be constructed internally.
- The roof(s) must be finished in dark natural slate.
- No approval is hereby granted or implied to the rebuilding of any part of the structure if it is subsequently found to be unstable.
- The proposed windows must be of timber construction.
- Notwithstanding the provisions of the Town and Country Planning (Permitted Development) Order 2005 (or any Order revoking or re-enacting that Order) no external doors, roof lights or windows shall be replaced (other than those expressly authorised by this permission).
NOTE The applicant is advised that if a discharge of treated effluent to any watercourse is proposed, a licence to discharge under the Water Pollution Act (1993) will be required. The applicant is advised to contact the Environmental Protection Officer (Water) of the Department of Local Government and the Environment.
NOTE PRIOR to the commencement of any works, the developer must consult with the Fire Prevention Officer with regard to the provision of fire hydrants, and, prior to the occupation of any dwellings, must implement the recommendations arising from this consultation.
NOTE For single connections to a water main (i.e. a single dwelling) the applicant should contact Isle of Man Water Authority Customer Services, telephone 695949.
This decision was made by the Planning Committee constituted in accordance with Article 3(1) of the Town and Country Planning (Development Procedure) Order 2005.
Guidance Note
This permission refers only to that required under the Town and Country Planning (Development Procedure) Order 2005.
Any appeal against this decision must be in writing and must be received by this Department within 21 days of the date of this notice.

Please note that a copy of the Officer’s report which led to the decision, together with correspondence relative to the application, is available for inspection at the Department.
The proposed development must not be commenced until either;

Whichever is the later.
