Officer's Report
Site
The site Allandale, Ballamanagh Road, Sulby, is indicated within the red line on the submitted location plan, on the northern side of the Ballamanagh Road and south of Sulby Village.
Department Policies
The application site is within the area covered by the Sulby Local Plan Order 1998. Under this the application site is within an area recognised as being in an area of open space (including agriculture). Under the Isle of Man Development Plan Order 1982 the site is also within an area of high landscape value.
Planning History
Approval in principle for the erection of a barn (06/01803/A) โ approved.
Proposal
The application proposes the erection of a two storey extension to side elevation. The proposal would have a side projection of 4.2 metres a length of 7.5 metres and would be setback front the front and rear elevations by 0.9 metres.
Representations
Lezayre Parish Commissioners have approved the application.
The Chief Fire Officer makes no comment on the merit of the proposed development but request that an informative note be attached to any approval decision notice.
We have received no private representations objecting to the application.
Assessment
The proposed extension would have a pitched roof with a traditional design to match the existing property. The proposed extension would have no adverse visual impact upon the countryside or upon the property itself. For these reasons the proposal would seem appropriate in this location and therefore my recommendation is for an approval.
I consider that the following meet the criteria of Government Circular 1/06 and should be afforded interested party status:
