The present proposal is for the formation of a small lake/wildlife pool.
The proposal re-introduces a pool which previously existed as a surface water holding arrangement, which existed up to fairly recently. This pool was positioned much closer to the existing house and is indicated on the enclosed drawings. The pool was filled from a surface water drain serving the lane and fields, and water was then allowed to percolate away and typically the pool was full for most of the winter and dry in summer.
Our client, in improving the facilities of the house and cottage, has installed new septic tanks, with a final discharge being taken to a water course by pipe, a spillway to DOT standard is currently under construction. Licences for discharge have been issued for both septic tanks.
It is intended to form the lake/pool in the first place as an amenity to both house and cottage providing a wildlife sanctuary, in addition to forming a reflective backdrop in a magnificent view from the house to the distant Langness peninsular.
It is also intended to manage the pool resources in a similar manner to that which previously took place, in that water levels will be maintained by the rainwater run-off from both house and cottage roofs, which will be relatively free of contaminants. Overflow will be to the outfall drainage presently under construction and will serve to further dilute the outfall from the septic tanks, it must be stressed however that this is already at an acceptance level to fulfil the requirement of the licence.
It is envisaged that the lake/pool will further enhance an already attractive landscape in addition to providing a welcome wildlife sanctuary.
