Permission was granted at Upper Garth Farm, Garth Road, Crosby, Isle of Man, to demolish the existing farmhouse and erect a replacement farmhouse with an integral garage. The site accommodates the existing dwelling alongside disused stone farm buildings and stables, accessed from the B35 Garth Road by a single-width track. The existing dwelling is visible within the landscape and sits at a slightly higher ground level than the road. The application was decided under delegated authority and approved subject to four conditions.
The application was approved by the Director of Planning and Building Control under delegated authority. Permission was granted to demolish the existing farmhouse and replace it with a new dwelling with integral garage on the same site.

Condition 1
The development hereby permitted shall commence before the expiration of four years from the date of this notice.
Condition 2
This approval relates to the plans and information submitted as part of this application and date stamped 8th December 2006.
Condition 3
Prior to the commencement of the development, sight lines of 2 metres by 36 metres shall be provided at the junction of the private lane with the B35, Garth Road.
Condition 4
Notwithstanding the provisions of the Town and Country Planning (Permitted Development) Order 2005 (or any Order revoking or re-enacting that Order) no extensions, greenhouses, walls, gates, fences, garden sheds, summerhouses, flag poles, decking or garages (other than those expressly authorised by this approval.)
