Permission was granted to convert two stone-built former agricultural outbuildings at Knocksharry Farm, German, into a residential dwelling, along with alterations and amendments to the access lane. The officer report noted that the buildings are located within the farm complex and are visible from the A4 Ramsey Road, though they sit within the broader farm setting. Following a site visit, the buildings were found to be structurally sound with no evidence of movement or settlement, which supported the case for conversion. The application was decided under delegated authority and approved on 9 February 2007, subject to nine conditions.
The application was approved by the Director of Planning and Building Control under delegated authority. The two stone-built former agricultural buildings at Knocksharry Farm were found to be of sound construction with no evidence of movement or settlement, supporting their suitability for conversion to a residential dwelling.

Alternatively the Department may accept the expansion of existing facilities which have shown a positive previous contribution to tourism in the area. However, no approval will be granted to any development which would result in an adverse impact on the countryside whether this be from visual intrusion, the impact of traffic or car parking or inadequate arrangements for the servicing of the development.

site must include provision for a footpath link to join the site to the north allowing pedestrian access from the Main Road to the Colby Glen Road, via Site 13 and the site being developed under 11/0684/B. Advice must be sought from the Highway's Division (DoI) prior to any application being made. 5. Development plans must include ground level information and cross sectional drawings to show the relationship of any new dwellings with existing dwellings in Ballacriy Park which appear to be at a lower level than the Ballacubbon land.
Condition 1
The development hereby permitted shall commence before the expiration of four years from the date of this notice.
Condition 2
This approval relates to drawing numbers SC966/C/10-01; 02; 03 and 04 and SC966/C/12-01; 02 and supporting statement, submitted as part of this application and date stamped 5th October 2006.
Condition 3
The roof(s) must be finished in dark natural slate.
Condition 4
The exterior stonework must be of a traditional nature.

NOTE:** Split stone on a backing render is not acceptable as an external finish.

All existing stonework must be retained as such and must not be rendered, painted or similarly treated.

The residential curtilage is defined as the area within the red line, as indicated on Drawing Number SC966/P/10-02.

Notwithstanding the provisions of the Town and Country Planning (Permitted Development) Order 2005 (or any Order revoking or re-enacting that Order) no external doors, roof lights or windows shall be replaced (other than those expressly authorised by this permission).
Condition 8
Notwithstanding the provisions of the Town and Country Planning (Permitted Development) Order 2005 (or any Order revoking or re-enacting that Order) no extensions, greenhouses, walls, gates, fences, garden sheds, summerhouses, flag poles, decking, garages, or tanks for the storage of oil for domestic heating shall be erected (other than those expressly authorised by this approval.)
