In pursuance of powers granted under the above Act and Order the Department of Local Government and the Environment does hereby APPROVE the following application made on behalf of:
Name: Mr J F Keenan Proposal: Reserved matters application ( re 02/02007A) for residential estate layout of four plots, roads and sewers at: Fields Nos 224254 And 224255 Off Station Road Ballaugh Isle of Man
which was considered on 16 April 2007, subject to compliance with the conditions specified below.

All drainage works must conform to the requirements of the Department of Transport's "Manx Sewers For Adoption" and all necessary inspections/surveys (including CCTV) are to be carried out at the developer's expense.
NOTE The Department of Transport Drainage Division has recommended that if the Developer requires the proposed sewers and associated drainage works to be adopted an adoption agreement be entered into with the Division prior to work commencing on site, in accordance with section 8 of the Sewerage Act 1999. Full details of the information required by the Division are listed within Part 1 of Manx Sewers for Adoption - `Aid to making a sewer adoption submission'.
Also, the applicant is requested to submit full drainage construction drawings to the Division for the proposed works together with a method statement for the proposed connections onto the public sewers.
NOTE The applicant is advised to consult with the Fire Safety Department re layout of roadways and water supplies.
NOTE The applicant is advised to consult the Disability Access Office with regard to the needs of disabled users within the site.
NOTE For water connections that comprise more than a single connection to a water main or service, or where new water mains and hydrants will be required, the applicant should contact the Isle of Man Water Authority Planning and Projects Section, telephone 695958.
This decision was made by the Director of Planning and Building control in accordance with the authority delegated to him under Article 3(13) of the Town and Country (Development Procedure) Order 2005.
This permission refers only to that required under the Town and Country Planning (Development Procedure) Order 2005.
Any appeal against this decision must be in writing and must be received by this Department within 21 days of the date of this notice.
