The application site comprises the curtilage of detached dwelling that is located on Glen Road in Laxey.
The proposed development comprises the erection of a conservatory onto the dwelling. The proposed conservatory will replace an existing conservatory.

There are no previous planning applications that I consider relevant to the assessment of this current planning application.
Representations
Laxey Village Commissioners have no objection to the proposed development.
The Department of Transport Drainage Division have no objection to the proposed development subject to condition.
Planning Policy
The application site is within an area recognised as being within predominantly residential use under the Laxey and Lonan Area Plan. There are no policies within the plan that I consider specifically relevant to the assessment of the planning application.
The application site is within a Conservation Area.

I consider the overall level of development contained within the proposal to be relatively modest and in keeping with the character of the dwelling. I am satisfied that the proposed extension does not adversely affect public or private amenity.
I recommend that the planning application be approved.
