The application sought permission to erect a replacement conservatory on the side elevation of a detached dwelling at Cumberland Lodge, Glen Road, Laxey. The site sits within a predominantly residential area under the Laxey and Lonan Area Plan and falls within a Conservation Area. The officer found no specific area plan policies directly applicable to the proposal. The officer concluded that the scale of development was relatively modest and in keeping with the character of the dwelling, and that it would not adversely affect public or private amenity.

Condition 1
The development hereby permitted shall commence before the expiration of four years from the date of this notice.
Condition 2
This approval relates to drawing no.s 164/37/1 and 164/37/2 date stamped the 19th April 2006.
Condition 3
There must be no discharge of surface water to the main foul sewer.
