Mr and Mrs J Banks Garey House, Glen Tramman, Lezayre
We enclose a planning application for the change of use for part of field no 134404 from agricultural use to residential use to provide for an extension to the existing garden to Garey House.
Mr and Mrs Banks purchased Gary House in October 2006 and a planning application was lodged on their behalf (PA 06/00011/B) for alterations to the house. Field number 134404 was purchased by Mr and Mrs Banks, with the house.
Mr and Mrs Banks were unaware that a change of use was involved in the addition of part of the field to the garden and have recently unwillingly fenced off a section of the field and opened it up to the garden. The need for a planning consent has been brought to their notice and we have been instructed to submit a planning application for this.
We understand that field 134404 has not been utilised in the more recent past but that it had been let out by the previous owner for grazing in past years.
The present garden area to Garey House are entirely ornamental and afford no opportunity for a vegetable garden and small orchard which Mr and Mrs Banks would like to add.
The extended area of ground would therefore have areas for vegetables and fruit trees and also an area which the applicants would like to have as a wild-flower garden.
Another benefit would be the alleviation of a claustrophobic outlook to the south of the house.
We do not feel that there will be any significant impact to the public view by the extension to the garden as the view from the Glen Tramman Road is shielded by the high hedging on the roadside boundary to the field.
The accompanying site plan to this application shows the re-siting of an existing timber framed summer-house which would be used as a potting/garden shed, and also a greenhouse. The shed and greenhouse would both be under the "permitted development" dimensions. The greenhouse would replace two existing small greenhouses which would be removed.
Mr and Mrs Banks have had a low timber fence erected to the field side of the extended garden area and have planted a variety of hedging plants along the fence with the intention of further infill planting to complete the hedging. The timber fence matches the existing fencing around the present garden.
