Officer's Report
The site represents the curtilage of an existing dwelling situated to the west of the Cordeman Road along a farm lane. The site accommodates a farm house. The site is designated as "white land" on the 1982 Plan.
Proposed here is the erection of two buildings attached to each other, one to be used as stables the other as a store. The buildings are both solid-walled structures (the store has cavity walls) single storey and the store has rooflights. The floor area proposed is 80 square metres in the store and 26 square metres in the stables.
There is an objection from a neighbouring land owner who has had his proposal for a farm shop opposed by this applicant (this application was recently approved on appeal - 04/2285). He is concerned that the land associated with the application is insufficient to warrant the new buildings.
MPC and DoT have no objections.
Clarify the cavity wailing and upper storage space with applicant.
The applicant's agent has clarified that the cavity wailing is required to accommodate the prevailing weather conditions and the upper storage area will be used for the applicant's yacht sails and equipment.
DoT wish for clarification of whether the stables will be used for commercial purposes. There is no indication that they will be used commercially or will be used other than in association with the applicant's residence. A condition could be attached to control this.

C 1. The development hereby permitted shall commence before the expiration of four years from the date of this notice.
C 2. This permission relates to the erection of a store and stables as shown in drawings reference HLK/05/-189/1, -2 and the location plan, all received on 6th October, 2005.
C 3. The buildings may only be used for storage and the keeping of horses and associated equipment, all in association with the occupation of "Upper Cordeman Farm" as defined on the approved plans.
